Before move-in, each apartment is painted, the carpet cleaned or replaced, all appliances and outlets are cleaned and checked for working condition and the entire apartment is cleaned in detail.

Yes, we have two full-time on-site maintenance people who are on call for emergencies. 

If your unit needs a repair, you can call or email the leasing office, come into the office, or enter the maintenance request in their Resident Portal.

Maintenance staff will call a tenant to see if they are home if they request to be present during the visit.  If they are not home, staff will try to set a time for the visit.  If it is an emergency, the same will happen, but staff may have to enter to attend to the emergency.  A door tag will be left for the tenant communicating that the work has been completed. After-hour emergencies are communicated from our answering service to the on-call staff.

No, you don't have to be present for a service technician to perform the work.

During office hours and after checking ID, tenants can request staff to let them into their apartment. If after hours, a tenant would need to call a locksmith to let them in. This would be a cost to the tenant.

Yes. If painted, the apartment needs to be returned to its original color upon move-out.

We offer a wide range of amenities, which include a pool, a clubhouse, a laundry room in each building, onsite parking, and updated appliances.

The pool and decks are available from Memorial Day to Labor Day, 7 days a week, 10 am to 8 pm.

Yes, there is parking available for each building.

In each building, there is a specific laundry room.

Yes, all sizes and breeds are welcome.

There is an initial $250 and then $30 a month for each pet.

There is no weight or breed restriction. 

There is not a pet park on-site, but there are two within 2 miles of the property.

Standard appliances include an oven/stove, microwave, dishwasher, and refrigerator with freezer.

We do not offer furnished apartments. 

Yes, we offer 6 to 12-month leases.

No, we don't offer Corporate leases. 

There is a package room in the Club House where tenants can retrieve their packages during business hours.

There is no cost to take a tour. 

We accept both appointments and walk-ins. 

Tenants can walk into the office, send an email, or call and leave a message.

You can apply online. 

It depends, but anywhere from 24 hours to one week.

$50.00 Application Fee, $99.00 Admin Fee, and then a traditional Security Deposit ranging from $500, $750 or the first month's Rent total.

Our advice to first-time renters would be to budget your monthly expenses correctly.  

Electronically, through the tenants' portal, by personal check, money order, or cashier's check, either brought into the office or dropped off in the after-hours drop box, or through Yardi's Paynearme system.

You can rent online through the tenants-created portal.

To pay rent, no.  Yes, 1x a month $10 trash fee per apartment.

Yes, you will need to purchase renter's insurance. 

Utilities are not included. 

You can set up your utilities through the Village of Saint Charles for Water, Sewar and Electricity.

You can use any provider but most use AT&T or Xfinity.

Tenants can have guests anytime. Visitors can be there for 10 days.

No, you cannot sublet your apartment. 

There is a $1,500 buyout fee and a 45-day notice. If something is less than 45 days, an insufficient notice per day fee would be assessed. 

Yes, there is a bus a block away and a train 2 miles away.

Everything! It just depends on what the person needs.

The school district is St. Charles #303 

The dog park is 2 miles away!

Yes, there is a bike trail that is 2 miles away.

Residents can shop either downtown St. Charles or Geneva or any store on Randall Road.

The nearest coffee shop is Biggby Coffee, which is 08 miles away.

Coming North or South on Randall Road, go East on Oak Street, then take a left on Walnut Drive.  Or, go South on Route 64, then take a right on 19th Street and right on Walnut Drive to 145 Walnut Drive.

The nearest cross street is Rt. 64, Main Street and Randall Road.
